Adaptive, a rapidly-growing real estate development company seeks additional Property Manager to join the team to help manage over 800 apartment units, primarily on the Eastside of LA and through Mid-City

We purchase and renovate apartment buildings, lease them up and then provide on-going, top-notch management. Our primary objective in property management is to keep our tenants, vendors and clients happy and our buildings in excellent condition.

The Job:

  • You will be the primary point-of-contact for tenants in your portfolio: handling move ins/outs, answering high volume calls/emails, managing tenant/property issues, assisting with changes to roommates, lease renewals, following up with delinquency, etc

  • Coordinate and facilitate inspections with insurance, lender or City personnel

  • Assist in transitioning properties as they come out of development

  • The position frequently requires traveling to properties to post notices, document the condition of units after turnover, check the status of repairs, collect/drop-off keys, etc (mileage is reimbursed)

  • The job is fast-paced and you will often need to prioritize and rearrange your day as new tasks are added. There are rarely slow days; we work together as a team and everyone pulls their weight.


Who we’re looking for:

  • Property management experience

  • Phenomenal people skills. You need to be patient and kind, while still able to hold a firm line and ensure the vendor or tenant feels satisfied. Above all, you must be able to have empathy and treat people with genuine kindness.

  • Crazy attention to detail- things can’t slip through the cracks

  • That rare ability to juggle a high volume of tasks AND assert order. Good time-management is crucial

  • Strong tech skills- you need to be quick with Google Workspace products and able to learn Asana and AppFolio if not already familiar.


Required:

  • Minimum 1 year property management experience

  • Vehicle (we reimburse for mileage)

  • Smartphone

  • Valid Driver License

  • Current registration and insurance

  • Background check


Compensation and Schedule:

  • Fulltime, $27/hr

  • Ideally M-F 9:30-5:30 (minimal over-time, no take-home work), but some with some flexibility
